Inoffice Services was approached by SalesForce Australia with a design for a 300+ seat call centre. From this design Inoffice carried out a feasibility study. This early process was carried out at no obligation or cost to SalesForce.
After discussions with Inoffice Services and after due consideration by SalesForce Australia the decision was made to progress with the project. Works were commenced late April 2006 with completion early July 2006; an 8-10 week construction schedule for a project in excess of $2.5 million.
One of the main benefits of using Inoffice is their “Design and Construct” (D & C) process of project delivery.
Very simply, D & C works by substantially reducing costs by implementing a more effective design and construction time schedule. It covers everything: design, permits and construction.
Due to Inoffice’s understanding of the design requirements of a call centre and with their knowledge of the fit-out industry; Inoffice was able to design, construct and complete the project on time and on budget.
Inoffice were able to offer the necessary experience and knowledge to develop and install open plan, private office workstations, partitions, furniture and services, as well as meet the exacting requirements for the reception areas, boardroom and data processing services.
Noise, you cannot see, touch or taste; but it can dramatically affect the work environment by effecting stress and a high churn rate. Past experience shows that noise is the major workplace problem in a call centre.
Standard acoustic ceilings are routinely used in call centres. These ceilings do not address the special acoustic needs of the open plan space. Low height workstations and a high density of people giving a rise to high noise levels: a negative to worker productivity.
With the assistance of Armstrong World Industries; Inoffice was able to address this “hidden” element with a more sound absorptive ceiling tile. The new generation of high performance acoustic ceiling tile were used in this project to help control the overall reverberate noise levels evident in all open plan call centres.
Mechanical service (air conditioning) has a major impact on the bottom line through running costs. The heating or cooling of the work space directly impacts the condition of the work environment and their worker productivity.
The mechanical system was designed with an “economy cycle”. In short the running cost is dramatically reduced by isolating the compressors, opening the dampers and using free fresh air to maintain air temperature.
The mechanical system also addresses the cost of equipment by down-sizing the units.
This had a three-fold benefit.
- Easily sourcing the required equipment without the requirement for a special order due to the size.
- Cost of equipment.
- Enable the open plan space to be serviced by 10 separate units; so if a unit failed the overall open space was still serviced by the remaining units. This maintained the heating or cooling of the work space and maintained the condition of the work environment and worker productivity.
Meal preparation and wet areas were also required to service the 300+ staff that would soon occupy the work space. The final product had to address the regulatory requirements for food preparation, sanitation and numbers of staff; with any delay in this area directly impacting the ability to hand over the space as complete and certified occupiable.
With the limited services available in the 60 year-old wool store this was addressed and completed with a high standard of design, finish and with no impact to the project completion.
